More60ft NARROWBOAT for sale, London U 60ft Narrowboat for sale - Refleks Diesel Stove and central heating - London, £49,500 THIS BOAT DOES NOT COME WITH A MOORING I was not expecting to move on from this boat, but a growing family forces my hand! Price reduced for quick sale as I'm already fitting out our new vessel More pics via weblink - https://jmadams4.wixsite.com/mysite Full professional fit out at time of build with with many solid would mouldings, doors and features. Full repaint, kitchen refit and table tops, shelving etc updated to modern taste. Some shabby chic vibes, distressed woodwork, art deco designs. Check out the lovely curtain shelves! Keen to take them with me ;) After selling my original boat from 6 years on the water, I decided that open plan narrowboats look great in photos, but I bought this second boat for the unbeatable fitted storage solutions whist maintaining a good layout. The effectiveness of the heating system and the unusually thick hull side plate (8.5mm) which should mean this boat is unlikely to ever need re-plating from any corrosion are other reasons I chose this boat. I planned to live here for many years but the only reason to leave now is a growing family. This boat is too gorgeous to refit again for my changing needs. I hope she goes to the right person as is! Original build year 1988, seems to be putting some people off despite steel quality being better then than the 2000s. One long ownership plus myself and another for 2 years prior. Sitting quietly in Birmingham for many years. No overplating on the hull. Side plate spec is unusually thick at 8.5mm and no internal rusting at all thanks to trad stern engine room. Heating system - Danish Refleks 61MS diesel stove – much cleaner and more convenient than any wood/coal burner. You will never be cold on this vessel! Professionally installed with radiators throughout and hot water calorifier. Just light with a tiny block of fire lighter, turn the tap on and thats it until you turn it off again. I will miss this and am tempted to take it with me ;) - No electricity or pumps required, plus you get the stove flue heat like any other stove rather than Webasto diesel heaters that just heat radiators. Heat directly from stove flue and eco fan for living room 3 x radiators throughout boat inc bedroom Refleks stove heats hot water in winter via a calorifier instead of the Paloma instant gas water heater, so two options there. Engine - Perkins D3 / A3.152 3 cylinder 45hp Recent double oil flush, new filters, new coolant, summer 2020 All new hoses 2019 No glow plugs required, never failed to start first time every time in 2 seconds Cruised from Birmingham, to Oxford, Reading, across to Bristol, back to Reading, and London trouble free Skin tank closed cooling system Full head height engine room for good tool storage and access to a dry engine for maintenance and servicing Batteries/power - 12v system + 240v via inverter or shore power hookup 6 x 2v forklift traction batteries wired in series as one large 560amp ah 12v. Extreme deep cycle, heavy thick lead plates, can be topped up with water. Likely to never need replacing for 10 years with the current set up/power audit. Fully accessible and protected from the elements in the engine room. 1 x starter battery. Only needs a second or two to start this engine so will likely never need replacing 1000w pure sine wave inverter. Cheaper but much quieter and fault free compared to my rip off broken loud Sterling one! Solar - Textured fibreglass solar panel, 250W semi-flexible solar panel (made in Austria) MPPT regulator for the above 240v throughout, RCD box, fuse trip system etc all fitted professionally at time of build. Sterling Pro Reg BW smart regulator for fast boost charging to batteries from engine/alternator – I've relied on this charging system on boats since 2011. Very efficient! Charges battery bank several times faster than without this device if using alternator alone. Kitchen - Paloma gas water heater, serviced and running as always Electrolux RM2260 70ltr 3 way fridge, running from gas only for preference. 240 or 12v takes too much power for this style. Electronic ignition. Flue serviced 2019 Gas flue to overboard New free standing Beko lpg oven 2019. Oven x 2, 4 ring full sized hob, grill Stainless steel sink and drainer with multi function rinse tap Charcoal water filter Bathroom - Large deep corner shower with seat/shelf Porta potti with 3 cassettes. Steel pump out tank still fitted but sealed. All vents and skin fittings in place for reinstallation if preferred. Sink, with under cabinet Bathroom mirror cabinet Whale gulper shower pump 2019 Radiator in corridor opposite Dining area - Single solid rustic oak table with fixed seats opposite, storage under seats and deep drawers beneath. Masses of space for clutter and tools or whatever ;) Radiator at feet under table Opposite the gangway is the same design but redesigned as an office/studio space, see photos. Bedroom - Double bed with full under storage Memory foam mattress Fitted solid hard wood double wardrobe with mirror detail Ceiling mirrors Solid winding roof hatch, secure when open and closed Solid hard wood 2inch thick door to engine room Window Radiator opposite bed Living area - L-shaped sofa which can be a double sofa bed if required. Lots of storage underneath full height cupboard Reflex 61MSK Diesel stove Calorifier in another cupboard behind Book shelves and half moon solid hardwood side table Easy access to water pump and accumulator under steps Lots of 'porch space' behind L-sofa, hanging storage at entrance, shoe boxes etc Fitted cupboard x 2, one houses caloifier behind stove Build spec - Base plate 8.5mm Sides 8.5mm – unusually thick and therefore unlikely to ever need plating at the water line Cabin 5.5mm, very thick for a cabin Front and rear bulk head 8.5mm Roof 5.5mm Large 'potters cabin' style bow locker. Currently holding 3x13kg propane, can house 19kg if preferred No internal hull rust, including bow deck which has drained well throughout its years, ypu cqn inspect at your leisure! Boat originally painted in red oxide inside and out prior to top coats, can still be seen almost as new in engine bay and under blacking on the hull No water ingress or corrosion in engine bay or the swim plates at all due to trad stern and good paint protection Steel secure bow doors and mortice lock with pane glass (great for light and too small to smash for break ins) Steel side hatches in engine room and kitchen with solid wood backing Welded security bars in two appropriate windows that open more fully than others Full cabin and internal repaint 2018-19 and final touches 2020 New anodes x 6 and 5 coats of bitumen on the hull 2018 Previous blacking 2016 Due for blacking 2021 but advised to do it if you wish to have a survey to save taking it out again in a year Boat safety until 15/05/2023 Unsure of water tank size but not small and also have 200ltr extra water butts just because we have a child now! Plumbing - All plumbing is copper, professionally installed with welded joints for all bends and compression fittings where appropriate. No leaks prior to owning or after. 12v charging sockets in Bedroom, Engine room, living room USB socket on all 240v sockets throughout boat so will work when inverter is in use. Lighting - All warm white LED strip throughout with switches at each fitting USB and plug in warm white fairy lights throughout also The photos are true to the boat, but you'll see much clutter when viewing due to my family living situation. Use the photos to imagine what it would be like without us! I am near a couple of yards if you require a survey, but they are quite booked up so will need to enquire once there is a serious enquiry/offer. This boat has had major renovations since the last survey and thus no survey is valid as people keep asking. SURVEYS ARE NOT TRANSFERABLE, YOU NEED TO BOOK YOUR OWN IF YOU WANT ONE!
